Part of Paradise for Sale

Just noticed a development for sale in Eleuthera. I knew the original owners and building it broke them and their marriage unfortunately. Still if you have $4.7m going spare here are the details: Paradise Sands, a fully-functional Bahamian resort, on the island of Eleuthera, is now for sale for 4.75 million dollars.

We do not have to sell you on Eleuthera; most people know about the beaches in the Bahamas. (Ask two Eleuthera developers, Jorge Perez of the Related Group, and the DeVoss family of Amway fame.)

And Paradise Sands is on one of the finest stretches of beach on the island of Eleuthera, known for the finest beaches in the Bahamas. With beachfront now selling at $300,000 for one hundred feet, the 200 feet of prime beachfront that Paradise Sands has, is, itself, worth $600,000, alone. That fact, combined with the fact that the resort has a turn-key restaurant and bar, along with the possibility of further development on the other 9 acres, with permits already obtained on 27 duplexes, makes this a solid, prudent investment.

Anyone who has spent time in the Bahamas knows that building a resort of this size is not easy; the landscape of the Bahamas is literally littered with failed developments. It takes years of necessary procedures to obtain the necessary zoning, licenses, permits, environmental studies, etc, ad infinitum.

But, with Paradise Sands, that part is already done.

Further preparation for development is in place, including all utilities (water, telephone, electric and cable) and are ready for the construction of 27 more duplexes. And, if the buyer wants, he or she would have the option to convert these 27 duplexes into a hotel. The flexibility is built in.
